Atrium 101: First-Floor Gulf-Front Living on Sanibel’s West End

Make memories with the entire family in this spacious, 2,250-square-foot Gulf-front condo — a rare find on Sanibel Island with 3 bedrooms, 3 baths, plus a versatile den. Atrium 101 is a first-floor end unit in one of Sanibel’s most exclusive addresses: a quiet, 24-unit complex on prestigious West Gulf Drive, steps from the sand.

Living, Dining & Kitchen: The living room seats 6 with a flat-panel TV, DVD player, and lovely Gulf views, opening onto a spacious L-shaped screened lanai overlooking the pool, grill area, and the Gulf of Mexico — perfect for cocktails or a good book.

The dining table seats 8 comfortably, while the fully-equipped, eat-in kitchen features 7 bar stools, stainless appliances, and an induction cooktop, with everything you need to cook and gather without leaving the condo.

Bedrooms:
The primary bedroom is luxurious, with tile flooring throughout, a King bed, Smart TV, and Gulf views right from your pillow. The en-suite bath features dual back-lit vanities, quartz countertops, a custom walk-in shower, shiplap, and a California Closet system — as close to a spa as a vacation rental gets.

The second bedroom has a Queen bed and courtyard view, with a full bath adjacent that has a tub/shower combination and oversized single vanit.

The third bedroom features 2 Twin beds, a garden view, and its own en-suite bath with vanity, toilet, and shower. The den adds a Queen sleeper sofa, Smart TV. It is a perfect 4th sleeping space or quiet retreat.

Comfort & Convenience:
Ample closets and storage, high-efficiency laundry, Smart TVs, Wi-Fi, and central air conditioning and heat throughout, plus a welcome kit — dishwasher tablets, dish soap, hand soap, coffee filters, paper towels, trash bags, laundry detergent, facial tissue, and toilet tissue — so you can walk in and start your Sanibel vacation immediately. Beach towels and chairs are provided too.

The Atrium Community:
Just 24 units share this beachfront property, along with a community room with restrooms, a heated outdoor pool, tennis court, grills, covered parking, and an elevator — all about 1.3 miles from the heart of the island’s restaurants, galleries, and shops.

Atrium 101 is professionally managed by Cottages to Castles of Sanibel & Captiva. Since 1997, we’ve been making sure every stay is a memorable one.

Rental Terms: The Atrium condo association requires a minimum 28-night stay at #101. Please do not book airfare until your reservation has been approved, a deposit has been posted and paid, and a reservation confirmation has been sent to you.

Is Atrium 101 right on the beach? Yes — it’s a Gulf-front, first-floor unit at The Atrium, an exclusive 24-unit complex on West Gulf Drive, just steps from the sand.

How many people does Atrium 101 sleep? With 3 bedrooms plus a den with a Queen sleeper sofa, Atrium 101 comfortably sleeps 6 to 8 guests.

What is the minimum stay at Atrium 101? The Atrium Condominium Association requires a minimum 28-night rental, no exceptions.

Is Atrium 101 pet-friendly? Pets are not permitted at The Atrium. Please contact us if you require a pet-friendly property.

Are beach towels and beach chairs provided? Yes — a minimum of 2 beach chairs are provided, along with 1 beach towel per person. Beach umbrellas are not provided. They can be rented from Billy's Beach Stuff and Finnimore's.

Are bicycles provided? We don’t provide bicycles — that’s not our specialty. We leave bike rentals to the pros: Billy’s Bikes and Finnimore’s. Both deliver, provide helmets, and offer roadside assistance if needed.

How do I keep mosquitoes and no-see-ums away during my beach vacation? The best defense is an insect repellent with Picaridin, paired with light, long-sleeve coverage when you're not in the water. Loose, breathable long sleeves and pants block bites well, but that's not always practical at the beach, pool, or swimming in the Gulf — so a good Picaridin-based repellent is your go-to.

Guest favorites include Skin So Soft Bug Guard Plus Picaridin Aerosol Spray and Bug Guard Wipes/Lotion (available on Avon.com), and Sawyer Picaridin Lotion (available on Amazon). Picaridin is effective against both mosquitoes and no-see-ums, doesn't feel greasy like DEET, and won't damage swimsuits or patio furniture. Apply before heading outside in the early morning or evening, when both pests are most active.

Great spring break spot

"Property was perfect location right on the beach. Complex was small and low key, seemed to primarily be owners, which was a great respite from typical spring break. Pool was small but nice and rarely had more than one other family there. Unit was well stocked (including about 6 beach chairs) and very clean. Would recommend and stay again.
